Vendor Comments

The apartment had been owned and lived in by the same owner since the mid 60's when we purchased it in March 2021. Whilst it had been a comfortable home the property had air flow heating, single glazing, a dated kitchen and bathroom and tired decoration. It was not acceptable for 21st century living.

This was always a family project and in the last 8 months me, my wife, daughter and I have undertaken a full back to brick renovation to bring the property up to date and to provide comfortable accommodation for a single person, a couple or a small family. We have done much of the labouring work ourselves employing teams of trusted and qualified contractors for the professional jobs. The apartment now benefits from new double glazed windows, re-wiring, re-plastering, new gas fired central heating, new flooring through out, a new fully fitted kitchen with integrated appliances. A modern bathroom and contemporary decoration.

Our philosophy throughout has been to create a property that is ready to move into with no further expenditure needed and a space that we would happily live in ourselves. We have achieved this and are very proud of our work. Having put so much endeavour into the project we were going to retain the property for rental but have decided to let someone else benefit from the fruits of our labour by owning the apartment.

Tenure

We have been advised that the property is LEASEHOLD, with approximately 942 years unexpired (999 years from December 1964) and is subject to a current annual service charge of £1,570, and has a 'peppercorn' ground rent. You should check this with your legal advisor before exchanging contracts.
