Vendor Comments

When the time came for Mum and Dad to move out of the family home we looked long and hard for something that would still give them the space and openness they were used to having -  but without the stairs to negotiate.

This ground floor flat was absolutely perfect for them.  With really good sized rooms so all their furniture fitted in, including table and chairs for family dining and the good sized spare bedroom for anyone wanting to stay over.

Being on the ground floor the triple patio gives access to an open green space with a small garden to plant up and maintain throughout the summer months.  It’s a real suntrap out there and we spent many summer afternoons sat out there.  If more people turned up we would just put another table out and spill out onto the grassed area and because it is so private it was easy to do and easy to enjoy.

The surrounding area is very quiet and the grounds are maintained to the highest standard as are the outside and shared parts of the block – always impeccable.  There is also the Mere to visit where you can walk around and watch the boats or learn to sail.

The people in the flats are all very friendly and live quiet lives and it is easy to pass the time of day with them or invite them in for coffee.

Although the flat was enjoyed by an older couple and visiting family and friends there is no reason why it would not suit a young couple or young family because of the space it has and the location to local amenities and Olton Station.

I hope whoever moves into the flat has as many good times as we had as a family there.

Tenure

We have been advised that the property is LEASEHOLD, with approximately 947 years unexpired (999 years from Dec 1971) and is subject to a ‘peppercorn’ ground rent and a current annual service charge of £2,100, paid in two half yearly instalments. You should check this with your legal advisor before exchanging contracts.
