Overview

‘The Paddocks’ is a handsome, most impressive, well proportioned, 4 double bedroom, detached, character family cottage residence, set within a well-tended plot of just under 1 acre, having been thoughtfully and extensively renovated in full by the current owners. Tastefully presented to the very highest standards throughout and being most conveniently situated in this desirable, semi-rural setting, this truly striking home demands an early internal viewing to fully appreciate the spacious, highly specified accommodation, covering over 3,800 square feet of luxurious living space, currently on offer.

Mappleborough Green, is a small village and civil parish in Warwickshire, in the non-metropolitan district of Stratford-upon-Avon. It lies on the western edge of Warwickshire, adjacent to Redditch, and borders the parishes of Studley, Tanworth-in-Arden, Beoley, Morton Bagot and Oldberrow. The western edge of the parish is largely aligned with the A435 trunk road from Evesham to Birmingham, which offers easy access to the national motorway network via Junction 3 of the M42, therefore allowing both Solihull (14.6 miles) and Stratford-upon-Avon (13.1 miles) to be comfortably accessible within a 20 minutes or so car journey.

Although likely settled since around 1200CE, Mappleborough Green was part of the Studley Estate until 1824. A church was built in the village in the Victorian era, financed by Sir William Jaffray Bart and remains in active use today. The village is renowned for its immediate proximity to the countryside and is primarily rural, with local businesses including farming and a concentration of garden centres, in addition to the parish’s country pubs, which serve the much larger population of nearby Redditch and its surrounding areas.

Vendor Comments

The Paddocks has been our home since 2016. We moved to the area predominately to enable us to be within catchment of a specific school we wanted to get our son into. We didn’t know much about the area at the time, but we have definitely fallen in love with it. You are surrounded by a very rural feeling, whilst still being a stone’s throw away from all the amenities you could ever want or need. We have a beautiful Church is our eyeline, they still have Sunday morning services, cream tea afternoons, it has a real ‘Midsomer’ feel to it.  Our house is on the A435, which some may consider not to be ideal, however, with our business, at the time being back in Birmingham we found that no matter what the weather was doing, snow, rain this road was always, open, clear, and accessible, meaning that unlike some people, we were still able to get out and about, obviously very important when you are running a business. The Paddocks is within 5 mins drive of Redditch Town Centre, 10 mins to Henley, nice pubs, restaurants, and amazing ice cream, all of which we have enjoyed on numerous occasions over the years. A 20 min drive down the road and you will find yourself in either Stratford Upon Avon or Solihull depending on which way you turn. There is an overwhelming choice of places to shop Morrisons, Tesco, Waitrose, Sainsbury, Aldi and Lidl depending on your tastebuds that are all within 10 mins drive from your driveway. Since being at The Paddocks we have done some major alterations, making it modern whilst maintaining its homely feel. We have had many social gatherings here, playing pool tournaments and table tennis, catering for both boys and girls of all ages, the extra kitchen has come in handy to keep everyone together on the one side of the house, and the family and dogs have enjoyed the space and safe environment our house offers, many a night has been spent camping within the grounds. But unfortunately, it’s now time to move onto to pastures new. We are looking to relocate to Wales, somewhere where we can have both sets of parents come and live with us, providing them their own space aiding them to maintain their independence, but being close at hand for those more difficult days.
